About Fees, You Might Ask

If the sale falls through, do I pay anything?

A $500 service deposit is collected upon signing the Listing Agreement, covering AVID + MLS listing costs. Deducted from the chosen tier commission upon closing. Non-refundable if sale doesn't close, but you can re-list within 90 days at no additional charge.

Who pays the buyer's agent commission?

California market convention is for the seller to cover 2–2.5%. Post-2024 NAR reform, sellers can declare 0% buyer commission on MLS, but acceptance varies by region. We recommend setting it flexibly based on local market conditions.

Is AVID mandatory?

California regulations require a licensed agent to conduct an on-site inspection and issue a report. $350 one-time fee.
